You can buy and furnish the Breezehome away from the throne and bedroom. Go up the stairs on the right of the throne and wait by the table with the maps. At about 6 AM Proventus comes out and will sell you the house and furnishings while he looks at the maps. Less chance of interruptions by others and you get it all done in one meeting. Just go back up to the guy in dragonsreach that you bought the house from and select 'I'd like to decorate my home' the there will be a list of stuff you can buy to. The problem is I can't seem to find the new Stuart anywhere (I did check Dragonsreach) so my questions are who is the new Stuart after the Stormcloaks take over Whiterun and where do I find him/her?UPDATE: I looked it up and it turns out I can buy it from Brill but I got the bug where I found Brill dead and naked in the street of Whiterun so looks like no buying Breezehome on this playthrough!Posts: 3221 Joined: Tue Feb 20, 2007 9:08 am.

Now I know in Morrowind you could off those who occupy a particular home and just move in.
Of course you'd have to step over the corpse. In Oblivion you couldn't sleep in the bed, I tried that once. But I know you can sleep in an 'owned' bed in Skyrim if you're not caught by the owner.

In The Elder Scrolls V: Skyrim for the PC, PS3, and Xbox 360, there is a house that you can buy in five of the major cities in the game. They can’t simply be bought right away however, you have to first gain favor in that city and get permission from the Jarl in that city.In order to gain favor, you need to do the main quest line in that city. Once you get to a certain point, the Jarl will grant you access to purchase a home. Once you have access to purchase a house in that city, speak to the steward in order to purchase the house.Each house has a different price, and different upgrade options and upgrade prices as well.
Each house comes pretty bare, and upgrades are necessary in order to add function, like storage space and alchemy tables, etc.Here are the list of houses that you’ll be able to purchase, where they’re located, and how much they cost.Breezehome – Located in Whiterun, costs 5,000 septimsHoneyside – Located in Riften, costs 8,000 septimsVlindrel Hall – Located in Markath, costs 8,000 septimsHjerim – Located in Windhelm, costs 12,000 septimsProudspire Manor – Located in Solitude, costs 25,000 septims.
